Kuta Residence Project Accused of Zoning Violation

Local Legislators Claims Condo Project Violates Set Back Rules from Local Streets.

(12/8/2008) Bali Post reports that the Kuta Residence Condominium project on Jalan Majapahit in Kuta has become the center of a debate between local residents, Bali legislators and representatives of the local zoning authority.

The Secretary of Commission A of the local house of representatives, A. Wayan Suweca, has complained that the new condominium project is in violation of set back rules requiring buildings not infringe on local roadways. Suweca told the Bali Post, "When viewed from any rule or provincial regulations, the Kuta Residence clearly violates (the rules). The set back rules stipulate a distance of five meters."

Referring to the distance buildings must be located from the centerline of a two lane roadway, Suweca complained that the condominium project will add to local traffic congestion and has called on his fellow members of Commission A to do an on-site inspection of the project.

Separately the Chief of the local zoning authority Dinas Cipta Karya, I Ketut Suwandi, has refuted Suweca's allegations. Suwandi told the press that his staff have surveyed the condominium site and found that the lobby of the project does not violate the set back rule. The zoning official said the construction sited as violating the five-meter rule is merely a fence marking the property's boundary.

According to the Bali Post, they were unable to contact the owners of the Kuta Residence project for their comments.
